Association Fees
Each year the Association adopts an annual operating budget
that includes contributions to a capital reserve fund for major
maintenance on common property (for example, replacing the
roof).
Each owner pays an association fee each month for the shared
costs: capital reserve fund contributions, landscaping, water, sewer, water heating, property improvements
and repairs, insurance for the commonly owned property, pest/termite
control, and other costs.
The monthly fee that each owner pays is based on a unit’s
square footage. The fee is calculated using the following formula:
