Association Fees

Each year the Association adopts an annual operating budget that includes contributions to a capital reserve fund for major maintenance on common property (for example, replacing the roof).

Each owner pays an association fee each month for the shared costs: capital reserve fund contributions, landscaping, water, sewer, water heating, property improvements and repairs, insurance for the commonly owned property, pest/termite control, and other costs.

The monthly fee that each owner pays is based on a unit’s square footage. The fee is calculated using the following formula:


Special Assessments
Sometimes homeowners will vote to fund a major project by a special assessment rather than through the annual or capital reserve budgets. The procedure is detailed in the Condo Documents, but in general, it requires that at least two-thirds of the votes cast by homeowners at a special meeting be in favor of the special assessment to approve it.

Parking
Each resident gets one parking sticker for the small parking lot next to The Villa’s courtyard. One car per unit may park there on a first-come, first-served basis. (There are 22 parking spaces.) Residents may also park on the street beside The Villa with a permit from the City of Atlanta. The parking there is reserved for residents and their guests. Permit applications are available here, or from The Villa’s property management company.
